- It’s a professional valuation of the full cost to rebuild the strata’s insured property - structures, common facilities, and fixtures - including demolition, current construction costs, professional fees, and code upgrades a rebuild would trigger. It’s a replacement-cost calculation, not a market valuation, and it’s what your insurer uses to set coverage.
- How often should a strata get an insurance appraisal?
- BC’s Strata Property Act requires stratas to insure to full replacement value, and most insurers and brokers expect a professional appraisal renewed regularly - commonly every one to three years, with annual indexing between full appraisals. After periods of rapid construction-cost inflation, leaning on an old appraisal is a real underinsurance risk.
- What happens if a strata is underinsured?
- In a major loss, the policy pays up to the insured value - any shortfall against real rebuilding costs lands on the owners, potentially as an enormous special levy at the worst possible moment.
