Gutter Cleaning questions councils ask

How often should strata gutters be cleaned in BC?
Twice a year is the common rhythm - late fall after the leaves come down, and again in spring. Buildings surrounded by tall trees, especially conifers that shed year-round, often need a third visit. Once a year is usually the minimum for any BC building given how much rain the gutters have to move.
What happens if a strata neglects its gutters?
Blocked gutters overflow down the face of the building, saturating fascia boards, staining siding, and directing water toward foundations and walkways - where it becomes ice in winter. Several of the envelope repairs we see in strata records started as nothing more than a gutter that stopped draining.
Should gutter cleaning include a roof check?
It’s worth asking for. The crew is already up there, and a few photos of the roof surface, flashings, and drains cost little to add. Councils get an early warning of roofing issues years before they become leaks - useful context for the depreciation report too.
