How often should a strata building be cleaned?
It depends on the size of the building and how busy the common areas are. Many mid-size strata buildings in BC schedule janitorial service two to three times per week for lobbies, hallways, and elevators, with high-traffic or larger buildings cleaned daily. A good proposal will set out the schedule and the exact tasks included, so your council knows what it’s paying for.
How do we know if our strata is overpaying for cleaning?
The only reliable way is to put the same scope of work in front of more than one company. When councils compare two or three written janitorial proposals on identical terms, it becomes obvious whether the current contract is priced fairly - and whether the service level matches what the building actually needs.
Can a strata switch janitorial companies mid-contract?
Check the termination clause in your current agreement - most janitorial contracts allow cancellation with 30 to 60 days’ notice, though some renew automatically for a fixed term. The easiest path is to gather competing proposals before your renewal date, so the council can decide with real options on the table.
