Engineering Studies questions councils ask

When does a strata need an engineering study?
Common triggers are recurring water ingress, visible concrete or structural deterioration, planning a major project like roof or envelope renewal, or a depreciation report flagging a component for closer investigation. The study defines the problem and scope precisely, so contractor quotes for the repair are comparable and complete.
Should we hire an engineer before getting contractor quotes?
For significant or uncertain problems, usually yes. Contractors quote what they can see; an engineer investigates cause and writes a specification. Quotes obtained against an engineer’s spec are apples-to-apples, and the engineer can review the work as it proceeds - protection worth far more than their fee on a major project.
What does an engineering study cost for a strata building?
It depends heavily on scope - a targeted leak investigation is a different exercise than a full envelope condition assessment with exploratory openings. Fee proposals from two or three strata-experienced firms, against the same described problem, give your council both the market rate and a preview of how each firm thinks.
