StrataClerk

Stop water at the wall, before it reaches the wallet.

British Columbia knows better than anywhere what envelope failure costs - the leaky condo era put thousands of buildings through remediation. Water stains near windows, spalling stucco, or damp carpet at exterior walls are signals councils can’t afford to watch for another season.

Envelope work rewards experience more than almost any strata project. We’ve seen how envelope investigations and remediations played out across BC buildings, and we use that record to match your strata with specialists whose repairs lasted - then collect proposals your council can compare.

Common questions

Building Envelope questions councils ask

What are the warning signs of building envelope problems?
Water stains around windows and at ceiling edges, efflorescence or staining on exterior walls, cracked or bulging stucco, soft or discoloured drywall at exterior corners, and musty smells in perimeter rooms. Any of these appearing in more than one unit suggests a systemic issue worth investigating rather than patching.
Do we need an engineer before hiring an envelope contractor?
For anything beyond a localized, understood defect - yes. Envelope failures are usually hidden behind cladding, and a building envelope engineer’s investigation defines what’s actually wrong and writes the repair specification. Contractor proposals against that spec are comparable, and the engineer’s field reviews verify the repair is built as designed.
How much does building envelope repair cost for a strata?
The range is enormous - from tens of thousands for targeted repairs at specific details to millions for full rainscreen remediation. That’s exactly why the investigation matters: it separates buildings needing surgical fixes from those needing systemic work, before the council asks owners to fund either.
