- Why do windows fog up between the panes?
- Fogging between panes means the sealed unit’s edge seal has failed and moisture is getting into the cavity - the insulating gas is gone and the unit can’t be repaired, only replaced. One fogged unit is a maintenance item; fogging appearing across the building means the original units are reaching end of life together.
- Are windows the strata’s responsibility or the owner’s?
- In most BC stratas, exterior windows and doors are common property or designated limited common property that the corporation maintains - but bylaws vary, and some assign certain window responsibilities to owners. Checking your bylaws before tendering matters, because it determines who pays and who must approve.
- Is it cheaper to replace all windows at once or in phases?
- Per-window, a single full-building project is almost always cheaper - one mobilization, one scaffolding or swing-stage setup, better unit pricing. Phasing spreads the cost across budgets and avoids a large special levy, at a premium. Proposals priced both ways give the council and owners a real choice.
