How long do strata boilers last?
Commonly 20 to 25 years for hydronic heating boilers, sometimes less for domestic hot water boilers working year-round. Rising gas bills, frequent service calls, and difficulty sourcing parts are the usual end-of-life signals. Replacing on schedule - rather than after a mid-winter failure - is dramatically cheaper in practice.
Should our strata consider heat pumps when replacing a boiler?
Sometimes - heat pump and hybrid systems can cut operating costs and emissions, and BC rebate programs have supported conversions. But retrofit feasibility depends on your building’s distribution system, electrical capacity, and space. A good mechanical proposal evaluates the option honestly for your building rather than defaulting either way.
What is a make-up air unit and why does it matter?
The make-up air unit supplies fresh, tempered air to hallways, keeping the building pressurized so cooking smells and moisture stay in suites and corridors stay comfortable. When it fails, residents notice odours and stuffiness building-wide. They’re roof-mounted, run constantly, and typically need replacement on a similar cycle to boilers.
