- How long do perimeter drains last?
- Older clay or no-corrugated systems commonly silt up or fail after 30 to 50 years, and root intrusion can choke them much sooner. Many BC strata buildings from the 70s through 90s are in the failure window now. A camera inspection with a location report shows exactly which runs are compromised - often only sections need replacing.
- What should a strata do about water pooling after rain?
- Start with diagnosis, not excavation: a drainage contractor should camera-inspect the perimeter drains and check catch basins and connections before proposing work. Pooling can mean a blocked drain, a collapsed section, or simply grading - three very different prices. Proposals that skip the diagnosis step are guessing with your money.
- How often should strata catch basins and drains be maintained?
- Annual catch-basin cleaning and perimeter drain flushing every few years is cheap insurance - it keeps the system flowing and produces early warning of failing sections. Buildings that maintain drainage on a schedule largely avoid the emergency excavations that surprise everyone in the middle of a storm.
