Electrical questions councils ask

When do strata electrical panels need replacing?
Signals include obsolete breaker brands with known failure histories, no available replacement parts, corrosion or overheating signs, repeated nuisance tripping, or an electrician or insurer flagging the equipment. Many panels from the 70s and 80s are past design life - and insurers increasingly ask about them at renewal.
Does our building have electrical capacity for EV chargers?
Only a load assessment can say - it measures actual peak demand against service capacity, and buildings often have more headroom than assumed once load-management systems share power between chargers. For building-wide planning, an EV Ready plan pairs that assessment with a phased infrastructure roadmap and potential rebates.
Do strata electrical upgrades require permits?
Yes - panel replacements, service upgrades, and new circuits require electrical permits and inspection under BC’s Safety Standards Act, with the work done or supervised by licensed contractors. Proposals should state that permits are included; a bid that’s vague on permitting is a warning sign, not a saving.
