- How long does a strata roof last?
- In BC’s climate, asphalt shingle roofs commonly last 20 to 25 years, torch-on (SBS) membranes on flat roofs roughly 20 to 30, and metal or tile considerably longer. Age is only part of it - drainage, ventilation, and maintenance history matter, which is why proposals should start from an inspection of your specific roof, not a rule of thumb.
- Should our strata repair the roof again or replace it?
- A useful test: if repairs are becoming annual, leaks are appearing in new places, or the roof is within a few years of its expected life, repair money is usually being poured into a failing asset. An honest contractor or roofing consultant can compare the remaining-life cost of patching against replacement - and written proposals for both let the council decide on numbers.
- How many roofing quotes should a strata council get?
- At least two, ideally three, on an identical written scope - same membrane system, same warranty terms, same details like flashings and drains. Quotes on different scopes aren’t comparable, which is how buildings end up choosing the cheapest bid and paying the difference in change orders.
- When is the best time of year for strata roof replacement in BC?
- Late spring through early fall gives the driest conditions and the best working windows, but contractor calendars for summer fill up by winter. Councils that gather proposals and secure owner approval over the winter get their pick of contractors and dates rather than joining a summer queue.
