Why does our building keep getting pinhole leaks?
Pinhole leaks in copper pipe come from corrosion inside the pipe wall, driven by water chemistry, age, and installation factors. They almost never occur alone - the first few are a sample of the whole system’s condition. A pipe assessment can estimate remaining life and tell the council whether repiping should move into the capital plan.
When should a strata repipe instead of repairing?
When leak frequency is rising, insurance deductibles and damage restoration are outpacing repair costs, or insurers are signalling concern about the building’s water-loss record. Repiping is disruptive and significant, but buildings that plan it deliberately fare far better than those forced into it by an insurer or a flood.
How disruptive is repiping an occupied strata building?
Modern strata repiping is done floor-by-floor or stack-by-stack, with water typically restored each evening and access to each unit needed for a few days. Experienced contractors run scheduling, notification, and wall-repair as part of the job - a major reason to weight strata experience heavily when comparing proposals.
