When should a strata modernize its elevator?
Most elevators need modernization at 25 to 35 years, when controllers become obsolete and parts scarce. Rising breakdown frequency, long repair waits, and your maintenance contractor warning about part availability are the practical signals. Planning two to three years ahead lets the council fund it without a crisis levy.
How long is the elevator out of service during modernization?
Typically 8 to 12 weeks per elevator, sometimes longer for extensive scopes. For single-elevator buildings this is the hardest part of the project - councils need a plan for residents with mobility needs, and contractors experienced in occupied residential buildings handle this planning far better than the lowest bidder often does.
Does modernization mean replacing the whole elevator?
Rarely. Modernization typically replaces the controller, drive, door operators, and fixtures while keeping the rails, car sling, and hoistway equipment that still have life.
